BADUNG, DEWATA.NEWS – Public Order Agency (Satpol PP) officers in Badung Regency have summoned the investor of a condotel project in Cemagi Village, Mengwi District, for a second time on Tuesday (Feb 24), instructing the developer to adjust the building to comply with its approved construction permit.
The project was found to exceed the height limit stated in its Persetujuan Bangunan Gedung (PBG), Indonesia’s official building approval document. Under the permit, the accommodation is allowed a maximum of four floors with a height limit of 14 meters. However, technical measurements showed the structure currently stands at 14.8 meters.
Head of Investigation and Enforcement at Satpol PP Badung, Ida Bagus Ratu, said the investor acknowledged the violation after a joint inspection with the technical team.
“According to the PBG, the height should be 14 meters. When we measured it with the technical team, it was 14.8 meters, slightly above the permit. The owner has admitted to consciously increasing the building height,” he said on Tuesday.
Authorities emphasized that the structure must be adjusted to match the existing permit, not the other way around.
“It must be reduced. The building has to comply with the PBG, not the PBG being changed,” he added.
Satpol PP is currently awaiting further assessment from the technical team to determine whether violations are limited to height and number of floors or extend to other aspects of the development.
“At this stage, we are still waiting to see whether there are other violations besides height and floor count. For the height issue, the owner has signed a statement acknowledging the violation,” Ratu said.
The ongoing review includes examination of floor area conformity and building coverage ratios in accordance with the approved PBG documentation.
Although further findings are still under review, the height violation has been confirmed. Authorities have instructed the investor to voluntarily dismantle the excess portion of the structure to bring it into compliance.
“They have signed a statement and are prepared to dismantle it themselves. We are giving them the opportunity to do so voluntarily,” he said.
Satpol PP Badung stated it will continue monitoring the adjustment process. If the investor fails to act promptly, the local government will issue formal warning letters in accordance with applicable regulations.
