DENPASAR, DEWATA.NEWS – A new boutique residential project has officially broken ground on Jalan Danau Tamblingan in Sanur, as developers respond to limited land availability and shifting property demand in one of Bali’s most established tourism districts.

The project, developed by an affiliate of Paradise Indonesia Group, marks a rare addition to the densely built Sanur area, which has long been recognized as both a tourism hub and a mature residential zone.

The groundbreaking ceremony took place this week, signaling the group’s expansion into the boutique residential segment. The development introduces a “quiet luxury living” concept, focusing on spatial quality, privacy, and a calmer living environment within a busy urban setting.

Patrick Rendradjaja, Director of Paradise Indonesia Group, said the project reflects changing market preferences following the pandemic.

“Maison Aela is part of our response to evolving market preferences,” he said.

“We are seeing a shift toward homes that are not only defined by location and facilities, but also by quality of life—spaces that are more शांत, personal, and have strong character,” he added.

The development, built by PT Graha Pradipta Pratama, will consist of only 11 villa units, emphasizing low-density living in contrast to the surrounding high-density environment.

One of the key architectural features is the “Lifted Garden Courtyard,” a shared green space designed to be free from vehicle traffic. The concept aims to enhance safety, improve air circulation, and provide a more tranquil communal environment for residents.

The move into a smaller-scale residential model represents a strategic diversification for the group, which is typically associated with large-scale developments.

The project also adopts a “lock and leave” property management concept, targeting owners with high mobility who require flexibility between private residence and holiday use.

“Ultimately, a good space is one that creates a sense of belonging, comfort, and a desire to return,” Patrick said.

With land becoming increasingly scarce in central Sanur, the project highlights a broader trend toward compact, high-quality developments that prioritize lifestyle over scale in Bali’s evolving property market.
